The average house price currently stands at £258,129, according to recent figures. Andy Mottram from PBS highlighted that, although the housing market has demonstrated “real resilience” and “strong price growth” in multiple areas, “affordability was a real challenge for people.” This suggests that, despite steady growth, many potential buyers are finding it difficult to enter the market due to financial constraints.

Within Wales, there were some variations across local authorities. Flintshire experienced no change in prices over the year, while four areas saw decreases. Among these, Ceredigion recorded the largest decline with a 9% drop, although Mangan noted that this fall did not align with her experience in Aberystwyth. When looking at affordability for first-time buyers, Cardiff exhibited house prices averaging four-and-a-half times the average household income, contrasting with Blaenau Gwent, where prices were roughly three-and-a-half times income—the lowest in the region. For current homeowners looking to move, the ratio rose to 7.6 times income in Cardiff and 5.2 times in Blaenau Gwent.

Mortgage activity also varied, with Blaenau Gwent experiencing a notable 47% rise in mortgages issued between April and June compared to the prior quarter. This was the highest increase across Wales. Meanwhile, Anglesey recorded the largest annual increase in house prices at 22.2%, although the market there remains mixed. Local resident Richard Tuke, who has lived on the island for two decades and now wishes to relocate to Spain, described the market as “not as bad as it was” after lowering his asking price twice—from £475,000 to £425,000—which led to a resurgence in buyer interest.

Looking ahead, external factors such as geopolitical tensions in the Middle East have pushed up oil and gas prices, contributing to higher fixed mortgage rates. The Bank of England is widely expected to raise interest rates further, increasing borrowing costs. Despite these challenges, Mottram emphasized that the market has shown “remarkable resilience” this year and anticipates this trend will “broadly continue.” He also advised prospective buyers facing difficulties to consult with lenders or mortgage brokers to explore their options, acknowledging that “there’s still going to be pressures” but support is available
